  Lets face it.  We all have heard the horror stories about home improvement projects gone bad.  There are a lot of dishonest contractors who do shoddy work or worse, who take the money and run. 


You don't want to be the next home remodeling horror story. 


 We have a combined 24 years experience doing remodeling and rehab projects as real estate investors.  Over those 24 years we have dealt with contractors, budgets, city inspectors, material issues, change orders, weather, etc.  

We have seen it all.   


 We are fixed fee and we are transparent.  We charge 20% of your project budget (minimum $2500).  What that means is that we don't mark up materials or labor like the other guys.

 
 We will manage your project, keep you informed of every step, and work hard to bring your project in on time, and on budget. 

A Little Bit About Our Process

 We will meet with you to discuss your project and take measurements.  We will give you our input and suggestions on how best to achieve your goals. We will then set up follow up meetings with our subs to go over our our scope of work and discuss expectations with them.  


Once we are ready to proceed we will sign the necessary paperwork, which will also contain the draw and progress schedule, and begin work.  


 You will use our contracts when dealing with contractors to protect you.  Our contracts are written by our attorney's and refined over the years. They are specific to the remodeling/construction business.  All changes to the original scope will be executed with written change orders which then become part of the contract package.  
 

 We only use licensed trades and we always pull permits when needed.  No shortcuts. You will meet our subcontractors and you will pay them directly. This way, there is no issue with the workers not getting paid or the project manager not paying his subs (this happens more often then people think). They will sign lien releases before every check is issued.  This is so there is no chance of a mechanics lien being filed against your property.
